If you are looking for discounted properties and don’t want to deal with the traditional ways of looking for properties, there are investors in Real Estate that “wholesale” properties.
So what is wholesaling anyway?
A Wholesaler is a person who sells properties at a discount for a quick turn around. Generally these properties are discounted below market value and the investor would like to make a little quick cash and turn these properties quickly. The Wholesaler generally sells to a person who would like to fix and flip or a person looking for a discounted property. You can think of them as the Costco of Houses.
Why would they want to make a quick turn around and not the big returns in a fix and flip?
Fixing and flipping a home is capital and labor intensive and the wholesaler has focused on the quick turn around on their properties.
The wholesalers generally go directly to homeowners to get the deals!
Investors look for deals by advertising in different areas. They may send out mailers to homeowners who are looking to sell. They may send out postcards to people looking to sell their property. They use a number of different avenues to hunt for good discounted properties.
The properties are generally sold “as is” and it is a great idea to do your “due diligence” prior to investing in any property.
There are different wholesalers in different states. You can google different websites to find different wholesalers in your area. One example of a wholesaler in the Phoenix area is www.mywholesaleproperties.com.
